A builder name or a road corridor can appear in several enquiries. Ask whether the announcement is for a distinct development, a new phase or a proposed future project. Record the official name and the source date.

Do not assume that a similarly named project has the same land, approvals, plans or completion schedule. Keep phase-specific information together.

Separate published plans from proposals

Ask which layouts and dimensions are available as approved documents. If a configuration is still proposed, keep it outside a firm comparison until it has been documented.

An illustrative image can show a visual idea but cannot establish a delivered view, a room dimension or a specification. Ask what the final agreement will describe.

Review the costs and terms

Request an itemised statement explaining the amount, inclusions, separate charges and timing of payments. Ask for written terms governing changes, cancellation and any amount being requested.

A limited-time message or a headline discount does not replace an assessment of the transaction. Discuss the documents and your financial situation with suitable professionals.

Keep the next step proportionate

If only an announcement exists, the next useful step may simply be an update request. Specify what you want to receive: approved plans, registration information, a current cost sheet or a formal launch notice.

Revisit the checklist when those documents arrive. Answers can change as a project progresses, so keep the dates with your notes.
